Pegasus Urban Design was appointed to produce a scheme for a development consisting up to 1,210 dwellings, a Care Home, employment and other supporting uses at land east of Leighton-Linslade. The scheme will create housing choice and new amenity spaces for the existing and new community whilst opening up public access across the site and to its landscape assets that were previously unavailable to the local population.
The Masterplan is founded on the very best practice in urban design, community integration and sustainable development, with strong links to the wider area that aims to create a development for the 21st Century, whilst reflecting the local vernacular.
The development proposals will be achieved through the creation of an integrated residential community with a sensitive relationship to the existing settlement and land uses; the creation of a sustainable development with a mix of uses that includes shops, schools, doctors, leisure and employment opportunities; a permeable and attractive network of pedestrian and cycle routes providing a development that is well connected, readily understood and easily navigated, promoting a layout which reduces dependence on the car, whilst enhancing the cycling and walking networks. It will also introduce a new public transport route through the development that integrates with existing services.
The proposal will also include the creation of extensive areas of multi-functional landscape and open space structure and a variety of open spaces that provide a species rich environment suitable for wildlife habitats and to promote biodiversity.
There will be a range of dwelling sizes, types and tenures that offers an accessible and acceptable choice of lifestyles and extensive areas of open space and structural landscaping elements along the eastern boundary to minimise the impact on surrounding areas.
